Areas of Javeas for villas



Montgo area

Many of the villas in this area (under the Montgo mountain) have larger than usual plots, meaning that there are often quite large villas here. Predominantly south facing, there are many secure, gated villas here.

Many clients like being on the Montgo as there are various restaurants along the Ctra Jesus Pobre road and Ermita supermarket – yet it is still close to the Old town and easy to reach other areas such as Jesus Pobre. This area is fine for both the main international schools.


La Lluca (and other areas close to Javea Golf Course)

On the south side of Javea La Lluca is an exclusive development of villas, again usually on larger plots and almost all built by the same Spanish constructor. Other areas that are close to Javea Golf course such as La Manderina and Tesoro Park also have good, secure villas.

Villes del Vent is a one of the newer residential complexes in Javea, with beautiful surroundings. Modern villas on plots of 1,000 m2, and just a few steps from the golf course. The properties were specially designed, and normally 3 or 4 bedroom villas with spacious kitchens, large living rooms, high ceilings and large windows to get plenty of light in the interiors. Some are on one level and others two - all with an excellent finish, equipped kitchen, central heating with gas on mains to name a few things. Most of these have pools.

These are ideal areas for families with children going to LES as the school for junior and senior are within 10 minutes at Cumbre del Sol.


Pinosol, Adsubia and Cap Marti

These areas are close to the Arenal and good residential areas. Pinosol has the benefit of restaurants such as Baccus and Pinosol Park with its bar and BBQ area. From some parts of Adsubia and Cap Marti you can walk to the Arenal.



Tosalet was one of the first urbanisations to be built in Javea and the majority of villas are more traditional villas. Tosalet has its own security and administration office – which owners pay for with community fees. This borders with Toscal.

Balcón al Mar/Costa Nova/Granadella

Towards the Eastern point of Javea, there are a large variety of villas in this area...of all types...but certainly including many good quality villas, some with stunning sea views. It is about a 10-minute drive to the Arenal from these areas but there are local shops and restaurants and several mirador spots and a few lovely beaches.

These areas are good for families with children going to XIC but will add some distance onto the journey for LES.


La Corona/Cuesta San Antonio.

Villas here are quite hard to find for long term rental and are predominantly south facing and with lovely views overlooking Javea Port and further afield. Generally on sloping plots (hence the views), these villas may have less garden and more terracing.


As you will see from the website, our portfolio covers all types of property and all local areas. Villas do tend to be slightly further out as around the Arenal and Port areas it tends to be mainly apartments and townhouses.
